Real Estate

Project landing pages, paid campaigns, site-visit funnels, brochures, and local lead generation.

Builders, channel partners, property consultants, and developers.

What we focus on

Why this industry is different

Real estate leads are expensive and go cold fast. The difference between a wasted budget and a booked site visit is usually follow-up speed and how well the project is presented before someone visits.

Best fit

Builders, channel partners, property consultants, and developers.

In Detail

Marketing for real estate, in practice.

What works in this sector, what the constraints are, and what we would prioritise first.

The economics of a property lead

Real estate leads are expensive and decay quickly. A person browsing on a Sunday evening is comparing several projects within the same hour, and by Monday afternoon your call is entering a conversation that progressed without you.

Because of that, the number most developers track is the wrong one. Cost per lead can look excellent while the pipeline produces nothing, if those leads are never properly worked. The figure that matters is cost per completed site visit, because that is the point where conversion actually happens.

In most engagements we take on, follow-up speed produces a larger improvement than any campaign optimisation available. It is also the cheaper fix.

The follow-up system

Four components, none expensive, and together they change conversion more than doubling ad spend would.

  • Automatic acknowledgement within a minute, naming the project and stating when someone will call
  • Immediate routing to a specific person rather than a shared inbox nobody owns
  • An escalation rule if nobody has made contact within an agreed window
  • A structured sequence, because most visits are booked on the third or fourth contact rather than the first
  • Qualification questions in the first exchange so sales time goes to serious buyers

Presenting a project properly

A project landing page or microsite should answer what a buyer actually needs before deciding to visit: location with genuine context, layout options with real dimensions, price range, current construction status, and the amenities that genuinely differentiate rather than a list every project carries.

Video does more work here than any other format. A walkthrough brings serious buyers who arrive already understanding the layout, and filters out people who would have visited and left within five minutes. For NRI buyers it is not optional, because it is the only site visit they will get.

Publishing a price range is contentious and usually correct. Hiding it generates volume and wastes your sales team on people who were never in the bracket.

Portals, campaigns, and where they differ

Property portals deliver volume and competition in the same moment, because your listing sits beside every alternative and the buyer is comparing in real time. Your own campaigns cost more per lead but the lead is not being compared against nine others in the same second.

Most developers need both, weighted differently by project stage. Launch periods justify concentrated campaign spend; ongoing inventory movement often relies more on portals and channel partners.

Track partner-sourced leads separately from direct campaign leads. They convert differently, and mixing them makes it impossible to judge either or to know which to scale.

Reaching NRI buyers

One of the clearer opportunities for Indian developers, and one that is usually approached as an afterthought rather than as a separate campaign.

It needs its own targeting across the Gulf, US, UK, and Australia, calls timed to their hours rather than yours, video-first content because they cannot visit, and a process that handles remote booking, documentation, and payment. Running the domestic campaign with a wider geography setting is not the same thing and does not work.

Hoardings, print, and site signage

Offline still works for property because the buyer is often physically in the area. Hoardings near the site and in feeder localities, newspaper insertions in the relevant edition, and clear site signage all contribute.

The mistake is running them without any way to measure. A tracked number or a QR code turns an act of faith into a channel you can evaluate against the others, and it costs nothing to add.

RERA and advertising compliance

In India, RERA restricts the advertising of unregistered projects, and the penalties are significant. Pre-launch interest building has to stay within what is permitted, which means planning around it rather than discovering it after a campaign is live.

Registration numbers must appear in advertisements where required, and claims about completion timelines and amenities need to match what is registered. We build this into the creative process rather than treating it as a legal review at the end.

What to measure

The funnel matters more than any single number, because the gap between stages is where the problem usually sits.

  • Time to first contact, measured in minutes
  • Percentage of leads contacted at all
  • Leads to booked site visits
  • Booked visits to completed visits, which is often a large and fixable gap
  • Completed visits to bookings
  • Cost per completed site visit rather than cost per lead
